Competencies and objectives

 

Course context for academic year 2019-20

En los últimos años, los cambios en los mercados, exceso de oferta, mayores exigencias de los clientes, mayor competencia, desarrollo tecnológico, globalización, etc., crean a las empresas la necesidad de una nueva filosofía de gestión. Los nuevos retos que la sociedad plantea a los profesionales exigen una mejora continua en el desempeño de sus funciones. Centrándonos en el sector de la Edificación, existe una gran necesidad de profesionalizar sus actuaciones y decisiones empresariales. La figura del Director de Proyecto, Gestor de Proyecto, Project Manager, asumiendo la Dirección Integrada del Proyecto (DIP), es por tanto, clave y fundamental en la toma de decisiones.

El modelado de información para la edificación es un proceso de generación y gestión de datos de un edificio durante su ciclo de vida utilizando software dinámico de modelado de edificios en tres dimensiones. Este proceso produce el modelo de información del edificio (BIM) que abarca la geometría y todos los datos del edificio.

El uso de BIM (Building Information Modeling) en los agentes que intervienen en el sector de la edificación es cada vez mayor. En el caso del Project Manager (PM) su uso es importante en todas las fases de obra, desde el inicio hasta el final, ayudando al PM a desarrollar su labor profesional, realizando una coordinación y control eficaz de los agentes intervinientes, orientándoles en el desempeño de sus funciones.

La aplicación de la nueva tecnología y procesos BIM en el ámbito del Project Management para la gestión, la planificación, los costes y el control de ejecución de proyectos supone un aumento de la eficacia en el desempeño de sus funciones en el sector de la edificación.

General Competences (CG)

  • G6 : Suitable understanding of the concept of the company, its institutional framework, organisational models, planning, control and strategic decision making in settings of certainty, risk and uncertainty, production systems, costs, planning, sources of finance and drafting financial plans and budgets.
  • G7 : Capacity to organise small companies and participate as a member of multidisciplinary teams in large companies.

 

Specific Competences (CE)

  • E13 : Capacity to apply technical regulations to the building process and generate technical specification documents for the construction procedures and methods of buildings.
  • E15 : Ability to pre-dimension, design, calculate and check structures and oversee their material execution.
  • E16 : Capacity to develop the construction details of building installations, monitor and plan their execution and verify the service and reception tests, as well as their maintenance.
  • E17 : Capacity to programme and organise building processes, site equipment and the technical and human resources needed to execute and maintain them.
  • E18 : Understand building law and that of the contractual relationships that arise at different stages of the building process, as well as the legislation, regulations and specific standards relating to prevention and coordination in the field of health and safety during building work.
  • E22 : Understand the organisation of professional work and the professional practices, offices and societies, the regulations and legislation associated with the functions carried out by Building Engineers and the framework of responsibility associated with the activity.
  • E23 : Capacity to prepare and calculate basic, auxiliary, unit and breakdown costs of units of work; analyse and monitor costs during building, draft budgets.
  • E24 : Ability to develop market surveys and valuations, real estate feasibility studies, surveys and financial evaluation of hazards and damage in building.
  • E27 : Capacity to apply the advanced tools needed to reconcile the parts that make up technical projects and their management.
  • E30 : Capacity to analyse working projects and transfer them to the execution of work.
  • E31 : Understand the functions and responsibilities of the agents intervening in building and their professional or business organisation. Administrative, management and processing procedures.
  • E32 : Understand the professional organisation and basic procedures for building and development.
  • E5 : Capacity to choose the correct building materials for the type and use of the building, manage and direct their receipt and quality control of the materials, their location on site, control the execution of the work units and carry out final tests and trials.

Learning outcomes (Training objectives)

SPECIFIC COMPETENCE E36: Take decisions on location, investment and building. Manage the production portfolio of the building company. Understand and manage the land market. Coordinate the promotion process, managing resources, subcontracting and investment. Ability to prepare real estate projects in different economic scenarios. Ability to recognise the behaviour and evolution of the housing market to carry out investment projects. Ability to carry out real estate valuations with financial aims as per Order Eco/805/2003. Ability to manage real estate companies involved in promotion and sales. Ability to use the body of knowledge and basic tools of the economy, including the role of certain key indicators such as inflation, economic growth and unemployment to solve problems related with housing markets. Develop arguments for preparing projects in different economic scenarios. This competence is only linked to the optional matter Real Estate Management.
