Course context for academic year 2026-27

En los últimos años, los cambios en los mercados, exceso de oferta, mayores exigencias de los clientes, mayor competencia, desarrollo tecnológico, globalización, etc., crean a las empresas la necesidad de una nueva filosofía de gestión. Los nuevos retos que la sociedad plantea a los profesionales exigen una mejora continua en el desempeño de sus funciones. Centrándonos en el sector de la Edificación, existe una gran necesidad de profesionalizar sus actuaciones y decisiones empresariales. La figura del Director de Proyecto, Gestor de Proyecto, Project Manager, asumiendo la Dirección Integrada del Proyecto, es por tanto, clave y fundamental en la toma de decisiones. Igualmente, los cambios contextuales crean nuevas salidas profesionales para las que el Arquitecto Técnico resulta idoneo por su transversalidad y su capacidad de gestión en todas las fases del ciclo de vida del proyecto.

Skills/Skills

  • O1 : To direct the material execution of building works, their installations and elements, carrying out qualitative and quantitative control of what has been built by establishing and managing control plans for materials, systems, and work execution, preparing the corresponding records for their incorporation into the Building Book. To carry out the economic control of the work by preparing certifications and the settlement of the executed work.
  • O8 : To manage the real estate process as a whole. To hold the technical representation of construction companies in building works.

 

Conocimientos/Contenidos

  • CE18 : Knowledge of construction law and contractual relationships that occur in the different phases of the building process, as well as specific legislation, regulations, and norms for prevention and coordination in occupational health and safety in building.
  • CE22 : Knowledge of the organization of professional work and of professional studies, offices, and societies, the regulations and legislation related to the functions performed by the Technical Architect and the framework of responsibility associated with the activity
  • CE31 : Knowledge of the functions and responsibilities of the agents involved in building and their professional or business organization. Administrative, management, and processing procedures.
  • CE32 : Knowledge of professional organization and basic procedures in the field of building and promotion.
  • CG06 : Adequate knowledge of the concept of a company, its institutional framework, organizational models, planning, control, and strategic decision-making in environments of certainty, risk, and uncertainty; production systems, costs, planning, financing sources, and preparation of financial plans and budgets.

 

Skills/Competences

  • CE05 : Ability to adapt construction materials to the typology and use of the building, manage and direct the reception and quality control of materials, their placement on site, control the execution of work units, and carry out final tests and trials
  • CE13 : Ability to apply technical regulations to the building process and generate technical specification documents for building procedures and construction methods.
  • CE15 : Aptitude for the pre-dimensioning, design, calculation, and verification of structures and for directing their material execution.
  • CE16 : Ability to constructively develop building installations, control and plan their execution, and verify service and reception tests, as well as their maintenance
  • CE17 : Ability to program and organize construction processes, work teams, and technical and human resources for their execution and maintenance.
  • CE23 : Ability to prepare and calculate basic, auxiliary, unit, and decomposed prices of work units; analyze and control costs during the construction process; prepare budgets.
  • CE24 : Aptitude for the development of market studies, valuations and appraisals, real estate viability studies, expert appraisal, and economic valuation of risks and damages in building.
  • CE27 : Ability to apply the advanced tools necessary for resolving the parts involved in the technical project and its management
  • CE30 : Ability to analyze execution projects and translate them into the execution of works.
  • CG07 : Ability to organize small businesses and to participate as a member of multidisciplinary teams in large companies.
  • O3 : To carry out technical activities of calculation, measurements, valuations, appraisals, and economic viability studies; to perform expert opinions, inspections, pathology analyses, and other similar ones, and to draft the corresponding reports, opinions, and technical documents; to carry out plan surveys of plots and buildings
  • O4 : To prepare technical projects and supervise building works within the scope of their legal qualification.

 

 

 

Learning outcomes (Training objectives)

SPECIFIC COMPETENCE E36: Take decisions on location, investment and building. Manage the production portfolio of the building company. Understand and manage the land market. Coordinate the promotion process, managing resources, subcontracting and investment. Ability to prepare real estate projects in different economic scenarios. Ability to recognise the behaviour and evolution of the housing market to carry out investment projects. Ability to carry out real estate valuations with financial aims as per Order Eco/805/2003. Ability to manage real estate companies involved in promotion and sales. Ability to use the body of knowledge and basic tools of the economy, including the role of certain key indicators such as inflation, economic growth and unemployment to solve problems related with housing markets. Develop arguments for preparing projects in different economic scenarios. This competence is only linked to the optional matter Real Estate Management.
